What to prepare before listing
- Tenancy documents: gather the lease, rent history, deposit details and relevant correspondence.
- Possession terms: discuss whether the buyer intends to continue renting the property or move in, and have your lawyer review the proposed sale terms.
- Showings and communication: agree on a practical plan with your Realtor and check the applicable entry requirements.
- Timing: review any notices, outstanding disputes and potential LTB proceedings before promising vacant possession.
N12, N4 and N8 address different situations
| Notice | Topic |
|---|---|
| N12 | Occupation by the landlord, purchaser or an eligible family member. |
| N4 | Non-payment of rent. |
| N8 | Ending a tenancy at the end of the term on a permitted ground, including persistent late rent payments. |
Review the current LTB forms and instructions for the relevant notice.
Check the September 2026 updates
The LTB updated forms and procedures on September 21, 2026. Some N12 changes for a landlord’s own use do not apply to a purchaser’s own use. Check the official operational update before relying on an older form or timeline.
